Job Title: Business Development Associate (Real Estate)
- Location: Houston, TX (Remote work available)

About Us:
We are a dynamic commercial real estate firm based in Houston, TX, specializing in industrial investment sales, development, and leasing. Our client has recently secured significant funding for warehouse acquisitions in Houston, TX, and we are seeking a highly motivated Business Development Associate to drive our growth and expansion.

Qualifications:
3-5 years of experience in commercial real estate, private equity, investment banking, or related financial services preferred.
Exceptional organizational skills with acute attention to detail.
Ability to thrive in a fast-paced, high-pressure environment.
Proficiency in Microsoft Office suite, particularly advanced Excel skills with experience in complex financial modeling.
Deep understanding of real estate investments, financial modeling, and portfolio analysis.
Familiarity with the legal aspects of commercial real estate transactions.
Proven track record of managing and facilitating real estate transactions.

**Responsibilities**:

- Sales Pipeline Management:
Conduct 100 cold calls and 50 nurture/follow-up calls daily to warehouse owners sourced through skip tracing.
Utilize proprietary pitch and follow-up software to source and nurture leads.
Source at least one lead per day and one deal worth offering on per week, aiming for one deal under contract each month.
Manage the entire sales process from lead generation to deal closure.

Market Analysis:

- Collect, clean, and manipulate data from various sources to conduct real estate market analytics.
Review and assess rent and sale comparables to inform decision-making.
Summarize market reports and news articles for the team's reference.

Transaction Management:

- Coordinate real estate transactions from listing through closing, utilizing Teams/CRM for efficient communication and document management.
Liaise with buyers, sellers, brokers, lenders, attorneys, and title companies to ensure seamless execution.
Draft and review purchase and sale agreements, leasing proposals, NDAs, and other transaction documents.
Conduct financial analysis and modeling to support decision-making processes.

Bonus Structure:

- $100 bonus for each property offered on and received a reasonable counter.
$250 bonus for each property put under contract.

Additionally we have a Year-end bonuses based on commissions sourced

Compensation:

- $3,000/month salary.

Work Schedule:

- Monday to Friday, 8am-5pm.
