On behalf of **Jules**, a staffing company, we are looking for a **Sales Acquisition Specialits (for Real Estate industry)** to join the team of our client in the USA.

**Location: Remote (Working hours: 11 AM - 8 PM Central US Time, flexible to 9-5 if necessary)**

**Position Overview**: We are seeking a highly motivated and results-driven Sales / Senior Acquisitions Specialist. This role is ideal for a self-directed individual with a passion for real estate and a strong hunger for sales success. The primary responsibility of this position is to drive property acquisitions by sourcing opportunities, conducting market analysis, and negotiating favorable terms with property sellers.

**Key Responsibilities**:

- **Property Sourcing**: Identify and pursue potential acquisition opportunities through various channels, including cold calling, networking, online databases, and other lead-generation methods.
- **Market Research & Analysis**: Conduct thorough market research to identify undervalued properties. Evaluate investment potential by assessing market conditions, property values, and other relevant data.
- **Due Diligence**: Perform comprehensive due diligence on prospective acquisitions, including financial analysis, property inspections, and legal reviews to ensure viable and profitable investments.
- **Negotiation & Offer Making**: Engage with property sellers to negotiate purchase agreements. Present competitive offers that align with Company´s investment strategy.
- **Relationship Building**: Establish and maintain strong relationships with property owners, brokers, and other industry professionals to facilitate current and future acquisitions.
- **Sales Presentations**: Prepare and deliver compelling presentations to partners and investors, highlighting the potential and benefits of prospective acquisitions.
- **Performance Tracking**: Track acquisition progress and maintain detailed records of interactions with potential sellers, offers made, and deals closed using CRM tools and other software.

**Key Requirements**:

- **Experience**: Minimum of 3-5 years of experience in acquisitions, sales, or a related field. Prior experience in real estate acquisitions is preferred but not mandatory.
- **Sales Skills**: Proven track record of success in sales, particularly in roles requiring cold calling and direct outreach to potential clients. A strong entrepreneurial mindset and a relentless drive to succeed are essential.
- **Self-Management**: Ability to work independently with mínimal supervision in a fast-paced and results-oriented environment. Must be self-directed, proactive, and capable of managing multiple priorities effectively.
- **Communication**: Exceptional verbal and written communication skills in English. An accent is acceptable as long as communication is clear and understandable.
- **Technical Proficiency**: Familiarity with real estate databases and analytical tools. Experience with CRM systems to manage and track the sales pipeline effectively.
- **Analytical & Negotiation Skills**: Strong analytical skills to assess property values and investment potential. Excellent negotiation and persuasion abilities to secure favorable terms.

**Additional Skills**:

- **Problem-Solving**: Ability to quickly identify challenges and develop strategic solutions during the acquisition process.
- **Organization**: Strong organizational and time management skills to handle multiple acquisitions simultaneously and meet deadlines.

**Compensation**:

- Base salary of $1,500 per month with On-Target Earnings (OTE) of $3,000 per month, including commissions upon achieving realistic sales targets.
