Bookkeeper/Financial Analyst

Overview ZIVA is hiring on behalf of one of our clients. We are seeking a senior-level Bookkeeper / Financial Analyst to manage the end-to-end accounting and financial reporting for a growing real estate investment portfolio of 400+ rental units across multiple entities and locations. This role goes beyond transactional bookkeeping. The ideal candidate brings CPA-level accounting judgment , strong financial analysis capabilities , and the ability to translate financial data into clear insights for leadership and investors. You will serve as the primary owner of financial accuracy, reporting, and investor communication , operating with high autonomy and accountability. Key Responsibilities Core Accounting & Bookkeeping — Maintain accurate books and records for each property and legal entity . Ensure proper classification, reconciliation, and consistency across all accounts. Own month-end close processes and financial data integrity. Assist with tax preparation and required filings in coordination with tax partners. Financial Reporting & Analysis — Prepare monthly financial statements by property and entity. Develop and manage budgets and budget vs. actual variance analyses . Interpret financial results and provide actionable insights to leadership. Build and maintain custom financial models and Excel-based reports as needed. Support strategic decision-making with data-driven findings. Investor Reporting — Serve as the primary point of contact for investor financial reporting . Prepare and deliver clear, accurate, and timely investor reports. Respond to investor questions with professionalism and financial clarity. Required Qualifications (Non-Negotiable) CPA-level accounting competence (CPA license not required, but equivalent expertise expected). Strong accounting and financial analysis background. Proven ability to work independently with minimal supervision . Exceptional attention to detail and accuracy. Highly organized, proactive, and solution-oriented ("figure it out" mindset). Excellent written and verbal communication skills. Fluent English . Based in LATAM . Prior experience in real estate or investment accounting , preferably multi-family portfolios . Preferred Qualifications Spanish or Portuguese fluency. Experience working with Salesforce and modern accounting/financial systems. Knowledge of U.S. tax laws and regulations (training available if gaps exist). Advanced Excel skills (financial modeling, scenario analysis, custom reporting). Strong problem-solving and critical-thinking abilities. Tools & Systems (Experience With One or More Preferred) Excel (advanced modeling and reporting). Accounting platforms (QuickBooks, NetSuite, or similar). Salesforce or comparable CRM/financial systems.
