SUMMARY OF FUNCTIONS


The Transaction Coordinator (TC) serves as the main point of contact for the seller after the purchase and sales agreement has been signed.

To ensure everyone is on the same page, the TC conducts a 'compliance call' with each new seller to explain the process and align expectations.

Additionally, the TC shares the 'life of a transaction' with each seller to virtually guide them through the expected steps.


Moreover, the TC synthesizes information from the sales and disposition teams, ensuring that due diligence is completed for the property purchase.

The TC coordinates closing with the seller, financing institution, insurance agent, and title and escrow company.

As a final step, the TC manages the property sale with the investors, seller, and title and escrow company, and notifies the internal IWBH team when the property has been officially closed.


The TC also works with home sellers to obtain Google Reviews, which are highlighted on the IWBH website and help establish trust with future home sellers and showcase what IWBH offers.

This position requires strong coordination, communication, and patience to guide everyone toward the same outcome. Utilizing project management best practices is essential to ensure each transaction is completed by the expected close date. All communication is tracked in Podio, a customer relationship management (CRM) tool, to maintain organization and efficiency. Position pays $10 USD per hour.

QUALIFICATIONS

  • Exceptional proven track record of consistency, relationship building and setting high goals
  • High degree being comfortable with technology and tech savvy
  • IWBH is a virtual company, utilization of Google Chrome, Podio, Smrt Phone
  • Project Management, previous Transaction Coordinator experience is helpful not a must
  • Must be detail oriented, able to multitask, be punctual and reliable
  • Genuince, trustworthy and consider yourself responsible
  • Fluent in reading, writing and speaking in English (prior experience living in the U.S. or working for companies is highly preferred)
  • A proactive attitude and ability to work independently as well as in a team.
  • Previous real estate experience is a plus, but not required; we provide indepth training
  • Must be able to work Seattle time zone hours (Pacific Standard Time (PST))

PHYSICAL DEMANDS

  • Sit for long periods of time
  • Ability to hold quality conversations over the phone
  • Project management and closure of multiple properties simultaneously
  • Work remotely

WORK ENVIRONMENT

  • Activities include extended periods of sitting and extensive work at a computer monitor.
  • Highspeed internet with at least 50mbps
  • Computer/ laptop capable of managing all of company's IT systems
  • Computer must have a working camera and is to utilized on each meeting
  • Quite dedicated work space free from crowds and noise
  • Dual monitors
  • Wired headset for meetings and making phone calls

Pay:
From $187.38 per hour
