Job Description

Z Modular is seeking a Regional Maintenance Supervisor to oversee the onsite-maintenance teams and capital work to ensure quality standards are met, and equipment and materials are available. Oversees and assists transition multiple communities in various stages from construction sites to fully occupied.

JOB RESPONSIBILITIES

  1. Leads and promotes healthy and safe work practices as required by regulatory agencies and Company policy.
  2. Collaborates with onsite and corporate teams to bid out major capital projects and ensures a timely completion of all service requests.
  3. Establishes and maintains 3rd party business relationships in designated markets.
  4. Assists site maintenance supervisors with the management of capital projects for communities and annual maintenance site inspections. Oversees punch process at new communities.
  5. Performs on-site Property Audits to identify maintenance deficiencies and report to the Senior Regional Maintenance Manager. Creates a plan to resolve issues in conjunction with Field Services, Asset Management Department, on-Site Maintenance Supervisors, and Regional Property Managers.
  6. Monitors vendor performance and manages work onsite.
  7. Tracks turnover of vacant apartments and initiates any required maintenance requests.
  8. Conducts an inventory log and develops and leads an annual shop compliance audit for communities.
  9. Provides financial / budgetary training to maintenance supervisors.
  10. Organizes and conducts new onsite maintenance supervisors onboarding; communicates schedule to their direct Supervisor and Community Manager.
  11. Participates in beta testing/demos of maintenance platforms and technology.
  12. Performs other duties as they might be assigned.

EDUCATION / EXPERIENCE

  • HS Diploma
  • 5 years maintenance manager experience, including experience in garden style and high rise communities.

KNOWLEDGE / SKILLS / COMPETENCIES

  • Strong knowledge of financials and budget writing as it pertains to maintenance of the community.
  • Strong written and verbal communication skills.
  • Leadership and strategic thinking skills.
  • Ability to perform onsite maintenance roles.
  • Ability to train, develop, lead, and mentor.
  • Proven self-starter.
  • Results oriented.
  • Ability to travel (up to 50%).
